Do Follow Rules For Property Owners and Tenants

To be a property owner is to do things in a professional and legal way. There are rules to follow. Every action that property owners make should abide which the laws of state where the property is located.

It is the same way with tenants. They are also required to abide with the rules of the property they are renting and the additional rules that the owner have set during the terms of the rent.

Following the rules for both the property owner and renter is what makes up a good and effective rental property relationship. Constant and open communication is also a way to avoid problems and misunderstanding throughout the duration of the property agreement.


A written agreement should be provided. On the agreement, the owner should clearly state what tenants are expected during the property rental period. It should also emphasize payments terms and penalties in case they are not met. Of course, the tenant should agree to the terms. He or she could work out some terms that can be beneficial to both parties.

The landlord has the right to screen tenants. This is the process wherein credit and background checking of the potential tenant is conducted. Payment history will be checked as well as salary and past landlord reference. Information can be generated from the rental forms that tenants are required to fill out during the process of looking for a property or choosing a property.

Checking to see if all the information is correct is very crucial. There are already a lot of cases of fraud and falsifying of information. Property management companies are aware of these things. First time owners may not be. The best way to deal for owners to deal with this is to seek legal advice beforehand or get a property manager who knows all about how the process works.

As for the tenants, their main obligation is to pay the rent on time. Continuous record of late payments can cause eviction or legal actions to be taken. Some owners may or may not be understanding when it comes to paying the rent. There is also the penalties that come with late payments.

Tenants are also required to take care of the property they are leasing. Tenants should consider the property as if it is their own. Maintaining and looking after the property is the obligation of the tenants.  They may not be able to alter or do changes to the property. But damages should be reported to be owner or property manager so appropriate actions can be done.

These are just some of the basic rules for both property owner and tenants. There will always be rules to follow. This is the only way of ensuring that the terms and agreement will be followed in a professional and timely manner. Think of rental property as a business. In order for this business to succeed, all the parties involved should play their role well and abide with the rules.
